Commercial Loan Servicing Representative II – Perfections Team
Location: San Antonio, TX (Hybrid – 3 days onsite / 2 remote)
$25/hr
12 Month Contract/W2
Position Overview
As a Commercial Loan Servicing Representative, you will support the post-close servicing process for commercial lending transactions by ensuring collateral documentation is complete, accurate, and maintained within established service level agreements.
You will manage an active pipeline of commercial loan transactions while performing lien perfection reviews, researching documentation exceptions, coordinating with internal business partners, and ensuring the client maintains the proper legal position on collateral securing commercial loans.
This role requires someone who thrives in a production environment, enjoys managing multiple priorities, and understands the importance of mitigating operational and financial risk.
Responsibilities
- Perform post-closing servicing activities for commercial loan transactions
- Review commercial loan documentation to ensure proper lien perfection and collateral positioning
- Complete perfection reviews on various commercial collateral types
- Support UCC filings, continuations, amendments, and related servicing activities
- Research documentation exceptions and resolve collateral-related issues
- Manage a high-volume production pipeline while meeting established SLAs
- Prioritize work based on aging, risk exposure, and business urgency
- Navigate multiple servicing platforms to research loan information and update transaction statuses
- Communicate with Relationship Managers, Front Office partners, Legal, Title Companies, and internal servicing teams regarding documentation needs and transaction updates
- Respond to escalations related to overdue transactions and documentation deficiencies
- Participate in quality control reviews and resolve rejected transactions
- Assist with backlog reduction efforts while maintaining production and quality standards
Required Qualifications
- Experience in Commercial Loan Servicing, Commercial Loan Operations, Loan Closing, Post-Closing, or Commercial Lending Operations
- Experience reviewing loan documentation in a production-based environment
- Strong organizational skills with the ability to manage multiple transactions simultaneously
- Experience working under service level agreements (SLAs) or production metrics
- Ability to prioritize workload while maintaining accuracy
- Strong written and verbal communication skills
- Proficiency navigating multiple systems and applications
Preferred Qualifications
- Commercial lending experience preferred over consumer lending
- Experience with lien perfection activities
- Knowledge of UCC filings, continuations, and amendments
- Experience reviewing collateral documentation
- Exposure to commercial real estate or commercial construction lending
- Familiarity with Loan IQ (LIQ), AFS, nCino, or similar servicing platforms
- Experience working with title companies, attorneys, or collateral documentation
- Previous experience supporting commercial loan portfolios
