Senior Project Manager – Construction

On-Site Role

Compensation: $150,000 - $170,000

ABOUT THE ROLE

Our industry leading construction client is seeking an experienced Senior Project Manager to lead the full lifecycle of assigned construction projects, from preconstruction and design coordination through on-site execution and final closeout. Reporting to the Vice President of Construction, you will serve as the primary point of accountability for project performance, owning the budget, schedule, contracts, risk management, quality, and overall financial success. This role requires close collaboration with Development, Construction leadership, Architects, Superintendents, subcontractors, and other stakeholders, while directly mentoring and developing Assistant Project Managers and Project Engineers. You will be responsible for project strategy, contract and buyout management, documentation and compliance, procurement and utility coordination, and driving project closeout. The ideal candidate demonstrates strong leadership, financial acumen, risk management, and expertise with construction project-management systems, particularly Procore.

WHAT YOU'LL DO

  • Lead assigned construction projects from conceptual/preconstruction stages through construction, turnover, and closeout, maintaining accountability for schedule, cost, quality, and overall project performance
  • Serve as the primary project liaison between the Development Team, Architects, Ownership, Construction Executives, subcontractors, and other key stakeholders
  • Own and manage the project's primary construction contract and general conditions, including scope negotiations, contract amendments, and change orders
  • Develop and execute preconstruction strategies, including design review, constructability analysis, phasing, sequencing, AHJ requirements, project logistics, and coordination with Development and field leadership
  • Maintain strong knowledge of construction documents, geotechnical reports, project specifications, and site conditions to identify and address potential design, constructability, code, cost, or scheduling concerns
  • Own the project's buyout strategy, including bid requirements, subcontractor qualification, scope development, buyout forecasting, and recommendations for subcontract awards
  • Oversee the submittal process and ensure timely, accurate documentation and communication within Procore
  • Partner with the Project Superintendent to review and approve weekly schedule updates, address subcontractor performance issues, and maintain overall schedule integrity
  • Lead recurring project meetings, including OAC, subcontractor, staff, coordination, and safety meetings, while establishing clear expectations and accountability across the project team
  • Direct project procurement and material lead-time strategy, including early procurement decisions when necessary to protect the schedule or budget
  • Coordinate utility activities and related project infrastructure, including power, meters, joint trenching, and utility-provider conflicts
  • Ensure subcontractors, general contractors, and applicable vendors maintain required insurance compliance throughout the project lifecycle
  • Maintain project documentation standards, including drawing logs, project files, change orders, reporting, and other documentation within Procore
  • Manage project forecasting, including turn schedules and anticipated move-in dates, to support broader construction and staffing decisions
  • Own the monthly change-order process, ensuring appropriate review, approval, submission, and accounting coordination
  • Lead project closeout, including final documentation, retainage review, turnover requirements, and final project completion
  • Mentor, train, and develop assigned Assistant Project Managers and Project Engineers
  • Maintain full accountability for the project's P&L and financial performance, communicating variances and project performance directly to the Vice President of Construction
  • Identify project risks early, develop mitigation strategies, and proactively escalate significant issues to Construction leadership
  • Serve as the senior escalation point for subcontractor disputes, claims, performance issues, and other project challenges
  • Support preconstruction and business-development efforts for future opportunities through budgeting, constructability reviews, and project-planning input

WHAT YOU BRING

  • Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience)
  • Extensive experience managing full lifecycle construction projects, including preconstruction, execution, and closeout
  • Proven ability to lead project teams and mentor Assistant Project Managers and Project Engineers
  • Strong ownership of project budgets, schedules, contracts, and financial performance (P&L responsibility)
  • Demonstrated expertise in subcontractor/vendor management, contract negotiations, and change order processes
  • Ability to identify and resolve constructability, sequencing, design, and project-risk issues
  • Experience collaborating with Development, Architecture, field operations, and executive leadership
  • Proficiency with construction project management software, especially Procore
  • Excellent communication, leadership, and team development skills
  • Strong knowledge of construction documents, specifications, and site conditions
